Online property estimates are useful for a quick glance, but they’re not the full picture.

They can give you a starting point, especially if you’re just beginning to think about your next move, but they can also be misleading if you treat them as the answer.

Recent sales are important, but they’re only one part of the picture.

A sale from three months ago may not reflect what’s happening right now. A nearby property may look similar online, but have a different land size, different condition, different school zoning, different layout, or a different level of buyer demand.

That’s why a proper appraisal looks at the detail.

It takes into account recent sales, current listings, buyer behaviour, presentation, location, and how your property is likely to sit in the market today.

For homeowners, the value in this is clarity.

You may not be ready to sell yet, and that’s fine. But knowing where your property sits gives you better information before you make decisions around timing, improvements, refinancing, buying, or simply planning ahead.

An online estimate can give you a rough idea.

A proper market appraisal gives you context.
